We’d like to take this opportunity to ‘officially’ thank you, in writing, from all our hearts for your hard work, dedication, patience (definitely your patience), knowledge, expertise and now friendship over the past 18-months.  We have been in our dream home now for just under 6-weeks, and we still say to each other often “I still can’t believe this is our home!”   

When we started out we had our list of ‘must haves’, ‘wants’ and ‘deal breakers’.  As we continued to see properties, see closing prices, place offers, be out-offered and lose out on homes that list became more of just the ‘must haves’ and not the ‘wants’. But as you know, we ended up securing our new home with all the ‘must haves’, PLUS all the ‘wants’ and in our target neighborhood! It's truly remarkable.   

During the process I had a point where I resigned myself to idea that we wouldn’t secure everything we wanted and where we wanted. Through those times your positivity and professionalism were the bright spot and the light at the end of the tunnel.  

I love how you kept our expectations realistic, while we still shot-for-the-stars. We never stopped dreaming, but we also didn’t lose valuable time in all our lives by being impractical in our search. You saw and heard the disappointment we felt when we lost out on several homes.  We were not the easiest of clients with such a large list of ‘must haves’ that we wouldn’t rescind on, while still remaining within our set budget – all this during an unprecedented time in Toronto real estate, and a pandemic to boot.   

I’ll never forget your confidence and reassurance. “This will work out in the end, and this is all part of the process…” you’d often say. “The right house will be yours… we’ll get there.” And boy did we ever. As mentioned previously, and as I mention to friends and family often, I still can’t believe this is our home.  

One thing I’d like to specifically thank you for that is not directly related to landing our dream home is how much you taught us about houses themselves in the process. Things like foundation, grading, drainage, electrical boxes, air circulation, sun exposure, windows, city licensing, neighborhoods, value additions, value subtractions and on and on.  As you know this is our first fully detached freehold property.  Our condominium townhouse was run and maintained by the corporation, so the knowledge you passed on to us about houses is irreplaceable as we live in our ‘forever home’.  

Also, the little things that you and your team did that mean so much. Never declining a request to chat or a request to see a property on our schedule. The pizza delivery for us and our friends on moving day. And the generous gifts for businesses in our area so we can learn all about our new neighborhood.  

6-weeks in and we love it more now than when we landed.  We have already become friends with several neighbors, and I (John) has found my new local pub (Harp & Kilt) and regulars as mates.  

And then of course, the sale of our home for not just above asking - but way above our top target, without even hitting the market! Using your professional network and contacts to bring in interested buyers before having to list and uproot our lives is priceless! Both in time, money and work (as I work from home).  We are still blow away with not only our new home, but the financial security we now have by selling our previous home for that amount.

“Teresita has now helped my wife and me buy two homes and sell one. She is always available when we need to talk or see a house, which was crucial as houses were selling within hours at times. More importantly, Teresita's diligence saved us from heartbreak. As we were preparing to submit an offer on a house she dug up a previous listing from 15 years ago that listed the house a 1.5 car garage. It was currently listed as a two car garage (a must have for us). The garage had two separate garage doors so we had assumed it was a two car garage, just as it was listed. After finding the old listing we went out to the house to measure and sure enough a second car would not fit length wise because of an impediment. The house sold right in the area of our offer, and within our max price, which means we would have bought a house that didn't work for us if it wasn't for Teresita's hard work.

We were selling our house just as the GTA market was beginning to cool off. All of the agents in our area were cancelling open houses because of poor attendance, but Teresita, a mother herself, decided to keep our Mother's Day open house time slot, while others did in fact cancel theirs. During that open house the eventual buyers came through twice, booked a third appointment that night, and brought THE offer the next day. Teresita easily could have told us that open houses weren't getting the necessary return anymore and cancelled, but she didn't and that is why we sold for more and five weeks sooner than another house on our street that had more upgrades.
