NAVIGATING THE BUYING PROCESS

We will sit down with you for a preliminary buyer counseling session where she will listen to your needs, wants, time frame and financial situation to establish the best plan of action to accomplish your goals.

The options and benefits of Agency representation and services will be explained for your full understanding. Once you are comfortable, we will explain the services and benefits of signing a buyer agency agreement. During this session you will begin to learn about market conditions, financing and housing options. We will also outline the process of buying a home.

We can arrange a pre-qualification or pre-approval appointment with a reputable mortgage broker or lender to identify your range of affordability and explain the various financial options available to you.

We will discuss and help you estimate the additional costs involved in purchasing a home. We will also help you determine what type of down payment you will require for the anticipated transaction.

We will use all tools available to locate and make appointments to see properties that meet your criteria. We will then help you evaluate features of properties of interest and discuss criteria that may affect their value and future resale.

 

We will review with you any available inspection reports, written seller’s disclosure, and any other available documentation pertaining to the property, and answer all questions regarding the property to the best of our knowledge.

We will prepare an offer on the property you have chosen to purchase, with the terms and conditions agreed upon and explain it in detail. We will suggest a negotiation strategy for the property you have selected and discuss all the options available to you.

We will advise that you consider inspection and financing conditions.  During a professional home inspection, we will be onsite accompanying you and your chosen inspector throughout this process to facilitate any questions or concerns that may arise. We will also advise you on how to deal with any deficiencies that may arise during these inspections. With multiple offers being commonplace, the seller will often offer a pre-list home inspection. Together you will navigate this report and determine its reliability.

We will accompany you on a thorough walk through of the property (if one is provided in the sales contract) before closing. This will give you the opportunity to measure for certain items, consult with contractors or show off to your family. Note, this is not a time to perform a home inspection. These visits are typically limited to one hour. 

We will closely monitor and clearly inform you of the progress of the Purchase Agreement, including the satisfaction of all contingencies and conditions during the entire transaction. Leading up to closing we will help you navigate connecting with your chosen lawyer and lender to make sure everything goes smoothly on moving day!

Contrary to some realtors, we will not disappear once you get your keys. You are always encouraged to reach out with any questions or concerns once you have taken possession of your new home!
