Moving into a new home should be an exciting time, but without proper planning and organization, the whole experience can quickly turn into an overwhelming ordeal.

Here are some tips for packing up your home. Plus, to help make MOVING DAY go smoothly, there are ideas for planning ahead, with handy to-do lists and organising tips.

Moving into a new home should be an exciting time, but without proper planning and organization, the whole experience can quickly turn into an overwhelming ordeal.

To help ease the anxieties of moving day, here’s a handy to-do list to keep you organized and on-track:

A (Clean) Place to Rest Your Head

Let’s face it: it’s unlikely that you’re going to get everything unpacked on day one (surviving the move is an accomplishment in itself!). The key to a successful day two is getting a good night’s rest and the key to that is having a proper bed to sleep on. Make rest a priority by setting aside a set of clean bed linens and pillows for every member of the family.

Your Carry-On

While moving is hardly a vacation, it’s a smart idea to pack a carry-on bag (and have your kids pack bags) as if it were. Think of it as the ultimate staycation: pack toiletries, a change of clothes, prescription medications, contact lens solution, soap and anything else you’ll need to make yourself comfortable.

Pet Supplies

Moving day can be stressful for pets – all the excitement and a new environment can be confusing and a bit scary. Help make the day less daunting for pets by being equipped with food, their water bowl, special treats and favourite toys.

Protective Gear

Whether you’re looking for a returned security deposit or you want to avoid denting furniture and chipping paint on your first day in your new home, protective gear like padding, extra cardboard pieces and blankets are key. If you’re hiring movers, ask ahead before you hunt for these things yourself – they might have these supplies available to use during the move.

First-Aid Fundamentals

Accidents happen – especially during a high-stress time like moving day. Be sure to have a first-aid kit on hand and keep it stocked with bandages and other essentials to help deal with any minor scrapes and bumps.

A Caffeine Boost - stay hydrated

No matter how well-equipped you are, there’s no way around it: moving is exhausting. Be prepared to give yourself a pick-me-up by having designated supplies for making coffee (or tea or matcha or whatever you prefer) packed separately. Don’t forget the filters!

Snacks and Hydration

Don’t forget to feed the troops! Pre-plan to have plenty of water, grab-and-go snacks and a few treats on hand to keep family, friends and movers energized. You don’t need to be fancy, either – ordering takeout like pizza is always a popular option.

A Way In - KEYS

You finally arrive at your brand new home, walk up the door and… you can’t get in. It might seem obvious, but keys are one of the easiest things to misplace on moving day – igniting a huge hassle. Keep old and new keys in a secure place (preferably on your body) so you’ll have them when you need them.

A Shower Curtain

Picture this: you’ve spent the past 12 hours dealing with movers, lugging boxes up and down stairs and sweating through the stress of moving day. You’re dirty, grimy and smelly – all you want to do is take a nice, hot shower to feel like a human again. The problem? You have no idea where you packed your shower curtain. Be smart and set a shower curtain aside with other bathroom essentials.

Toilet Paper

Speaking of bathroom essentials, one of the easiest things to forget about is toilet paper. Unpack a few rolls (as well as some hand soap and towels) first thing when you arrive.

Cold, Hard Cash

While you may use cards to pay for most things on a regular day, moving day is special – so it’s a good idea to hit the ATM in advance. From tipping movers to sending someone to grab pizza for the crew, cash on hand can save time and make things easier on the day.

Tools of the Trade

From taking apart and then assembling furniture to quick adjustments on cabinets and drawers, having a toolbox stocked with the essentials will save you a lot of trouble on moving day. You might even want to throw in a tool belt if you have one for added convenience (and style).

Power-Up Provisions

You’re going to use your phone more than usual on moving day – from calling movers to taking photos – so it’s important not to pack your charger in the bottom of a box. Keep essential electronic chargers together and easy to find to avoid low-battery blues.

Unboxing Gear

Once you arrive at your new place, you’re going to want to start unpacking and settling in right away. Make yourself an unboxing kit filled with essentials like scissors, a craft knife, packing tape, garbage bags and cleaning supplies.

Important Documents

There are some papers that you probably won’t need right away, but that you absolutely can’t lose. Collect important documents like passports, birth certificates, medical records and financial documents and keep them separate and safe from the moving-day hubbub.

Market Snapshot February 2026

The February numbers show a pretty mixed bag for the market right now.

While The Beach saw a solid jump in prices, most other areas—like Midtown and the City of Toronto—have cooled off compared to last year. Condos certainly are affecting these figures, as are the few high end sales that can sway stats. The market under $1,500,000 remains the most active!

There is not a one size fits all statistic, but these are all good indicators to start from. Fixed rates are likely going to start going up, but we expect variable rates to hold for the foreseeable future. If you’re curious about how these shifts affect your specific plans, feel free to reach out.

Here at LTHome, 2025 was a strong year. We had the opportunity to reconnect with past clients, assist referral clients, and guide new buyers and sellers on their journey to Bringing their dreams home.

With average city prices down a modest 2.30% and days on market inching slightly higher, we’ve been working diligently behind the scenes—monitoring market trends and refining our strategies—to ensure our clients are well positioned in this evolving landscape.

With total sales in Toronto down 5.79% and listings up 7.46%, it’s clear that the frenzy of the pandemic market is behind us. While headlines often frame this as a challenging market, the reality is quite the opposite—this is the market many of us have been waiting for. As interest rates come down and stabilize at more realistic levels, the era of buyers sitting on the sidelines waiting for “cheaper money” is fading.

Today’s Toronto market has slowed to a healthier pace, giving buyers the opportunity to explore their options, perform proper due diligence, and find homes that truly meet their needs—rather than settling for whatever they can secure. The annual Garage Sale for Shelter was back for another year in May, raising over $3,000 the RLP Shelter Foundation.

When you are having a spring clean, think of LTHome for any items that would be great for our 2026 Garage Sale! More info will be coming in the spring.

Fall is a busy time for WALKING at LTHome, as we walk to raise funds and awareness of causes important to us. In September Lainey and Lola laced up to take part in the annual Beaches Terry Fox Walk. Then over the Thanksgiving weekend Teresita's daughter walked 100km for her 3rd annual Evangeline Walks! Walking to raise funds and awareness for Covenant House in Toronto, she has to date raised over $53,000!!!

The final walk was alongside our Royal LePage Estate family for The 2nd annual Night Light Walk - bringing light and awareness, to break the silence on domestic violence - in support of our local shelter's and the incredible work that they do. The Red Door Family Shelter and Nellie's Shelter

We finished off the year taking part in the The Beaches Santa Claus parade and an opportunity to celebrate our achievements in 2025!

Royal LePage is the only Canadian real estate company with its own charitable foundation and is Canada’s largest public foundation dedicated exclusively to funding women’s shelters and violence prevention programs; another reason why we love what we do!

We support the Shelter Foundation through commission donations from every sale we do and other fundraising events through the year. With our local charity designated as the Red Door Shelter.

For the last 13 years, one of our biggest fundraising events is the Garage Sale for Shelter, over the years, BonsellHomes and now LTHome, has raised over $30,000!

Choosing a rug is one of the most foundational design decisions you’ll make when decorating your home. A rug does much more than create softness underfoot – it defines the space, anchors your furniture, and brings your entire aesthetic together.

With so many sizes, patterns, and materials available, the options can feel overwhelming. This room-by-room guide to help you choose a rug that works for both your layout and lifestyle.

Rug selection tips

When it comes to rugs, bigger is usually better.

One of the most common rug-buying mistakes is choosing a rug that’s too small for the space. A rug that doesn’t reach under furniture or bring the room together visually can make everything feel disconnected and unfinished. Instead, aim for a size that ties your furniture together and provides a sense of balance. A larger rug creates a grounded look and ensures the placement feels intentional.

Stuck between sizes? When in doubt, mark it out

If you’re stuck between rug sizes, try mapping it out first. Try using painter’s tape to outline the dimensions of the rug directly on your floor. It’s a simple way to visualize how the rug will fit within the room and alongside your furniture. Experiment with different sizes and layouts!

Material Matters: Choose based on use

Rugs may look similar at first glance, but the material you choose has a big impact on how it performs over time. Here’s a quick guide to material options:

Wool rugs are soft, naturally stain-resistant, and incredibly durable, ideal for high-traffic areas. They tend to be more expensive, but are a worthwhile investment.
Cotton rugs are lightweight and easy to clean, though they may not hold up as long in busy rooms.
Synthetic rugs like polypropylene are affordable, resilient, and a great choice for homes with pets or young children.
Natural fibre rugs such as jute or sisal add beautiful texture and an organic feel, but are best suited for lower-traffic spaces or when layered under a softer rug.Your card title

Rugs by the room

Grounding your gathering space with the right rug.

In large or open-concept living rooms, choose a rug big enough to fit all of the main pieces of furniture entirely on the rug, like the sofa, chairs, and coffee table. This will create a cozy, unified seating area.
In smaller living rooms, it’s okay if not every piece fits entirely on the rug. Instead, make sure the sofa’s back legs are against a wall and the front legs of all seating rest on the rug to keep the space visually balanced.
A good rule of thumb? When you sit down, your feet should land on the rug. It’s a small detail, but it makes the room feel much more pulled together.

Rug too small? Your dining room chairs will tell you. When selecting a rug for the dining room, consider the size of your table PLUS the space around your chairs when they are pulled out.

Aim for at least 30 inches of clearance around the table on all sides so chairs remain on the rug, even when in use. For most dining spaces, rugs in the 8′ x 10′ or 9′ x 12′ range work well.
Since this area of the home is prone to spills, materials matter. Opt for low-pile, easy-to-clean rugs made from durable fibres. If you have kids, pets, or love to host, washable dining rugs might also be an option to consider.

Bedrooms offer a bit more flexibility when it comes to rug layout.

The size of the rug you choose depends greatly on what you’d like to be resting on top of the rug – is it just the bedframe, or accompanying furniture like nightstands and dressers? To keep things visually balanced, avoid leaving furniture half on, half off the rug. Refrain from placing a small rug at the foot or side of the bed on its own, as it can feel disconnected and out of scale.

Here are three common ways to position a rug in the bedroom:

Just the lower third of the bed on the rug – a great option for smaller spaces or when you want to keep the look light and airy.
A rug that extends slightly beyond the bed frame – enough to give your feet a soft landing on both sides.
A rug large enough to fit the entire bed, nightstands, and even a dresser – perfect for a cohesive, fully grounded look in larger rooms.

Style meets function in entryways, hallways, and kitchens

In high-traffic areas like entryways and hallways, function and durability are key. A runner or a 2′ x 3′ rug can provide comfort while still protecting your floors, especially during wet or snowy months. Look for natural fibres or low-pile synthetics that are easy to clean and durable.
In the kitchen, a cushioned mat in front of the sink can make a big difference in comfort and support for homeowners who love to cook! Since this is a high-use space prone to spills, wipeable, washable and stain-resistant materials work best.

Final thoughts

Whether it’s a soft place for your feet to land when you get out of bed in the morning or creating a welcoming first impression at the door, a thoughtfully chosen rug can bring beauty, comfort, and personality to your home.

July Market Snapshot

Whether it’s scorching hot temps or splashy vacation plans, July is notoriously a slower time in the market. However, PLOT TWIST...
Last month’s stats tell a different story with the number of sales across the GTA spiking up to 13% over last year.
The Greater Toronto Area (GTA) experienced the best home sales result for the month of July since 2021. 6,100 home sales were recorded through TRREB’s MLS® System in July 2025 – up by 10.9 per cent compared to July 2024.

So what’s the scoop?
➡️Buyers are cashing in on the chance to shop lots of inventory w/ recentered prices and some key conditions.

➡️Data in action: Condo sales between $400k-600k represented a HUGE 47% of ALL condo sales in the area.

With prices lowering in the condo market, more and more prospective renters are weighing out the rising costs of renting vs home ownership!

Choosing the right curtains for your room

Window coverings can make or break the aesthetic in any space. Curtains are a great way to change the appearance of a room, making it feel brighter and even bigger. However, choosing the wrong curtains may have the opposite effect.

Here is a guide to picking the right curtains for your space:

To Add Width

If your window is narrow or you want to widen the look of your space, extend your curtain rod on either side of the window to cover an area of 10 to 12 inches outside the frame. Avoid slat blinds or Roman blinds if you’re trying to make your windows look wider. These options will sit inside the frame, making the window look even more narrow.

To Add Height

Place your curtain rod flush to the ceiling or below to add a lengthening effect to the room. Make sure your drapes are long enough to be flush with the floor to make the most of this effect, ensure that you avoid contact with heating elements or floor vents. Avoid fixing your curtain rods just above your window if you’re trying to create the illusion of higher ceilings.

To Add Privacy Without Sacrificing Light

Opt for fabrics such as thick linen or double-lined cotton to prevent your neighbours from seeing your living room dance parties. Black-out curtains are a great option to preserve energy and enhance privacy. You may also opt to install roller shades in your bedrooms for additional privacy.

2024 City of Toronto Market Analysis

Overall, in 2024 the Toronto real estate market saw a steady and stable year, moving towards moderate growth later in the year.

The average sale price increased by 2.07%, reflecting a modest yet positive trend in property values. The number of new properties for sale surged by 17.25% over 2023 as we started to see renewed confidence in the Toronto market.

Overall, the number of sales edged up by 0.58%, indicating a relatively balanced market despite global and economic uncertainties.

We all watched in anticipation as interest rates finally started to come down in the second half of the year which contributed to healthy turnover and continued demand in the city's dynamic real estate landscape.

Looking ahead to 2025 the supply side is expected to remain tight, with new listings continuing to trend upwards, but inventory may still fall short of meeting demand.

The average days on market are likely to stay relatively low, especially on single family homes, reflecting a still-active market with well-priced properties moving quickly. Overall, Toronto's real estate market is likely to remain stable and attractive, with gradual price appreciation in the longer term.

Market Stats for October 2024 are in!

Home sales are finally up across Toronto, with 44% more sales in October compared to last year. While new listings also grew, they didn’t keep pace with the surge in sales, tightening the market. The average selling price even increased slightly by 1.1%. Several factors are likely at play here, including interest rate cuts from the Bank of Canada and a final push by buyers to enter the market before year-end. We anticipate that, even with plenty of inventory, prices may start to rise by spring 2025 as supply tightens.

With new mortgage rules coming into effect on December 15th—designed to help first-time buyers and those in the under-$1.5 million market—we expect to see a boost in the entry-level market, which will hopefully create a ripple effect across home sales.

We love stats, but we don’t always trust them completely. Why? Because while numbers don’t lie, they don’t always tell the whole story. It all depends on how they’re grouped!

Looking at the numbers for the GTA through September 2024, home sales were up compared to last year as more people took advantage of lower interest rates and falling home prices. However, on the ground, we’re seeing higher- and mid-priced homes selling faster, while the entry-level market is much slower. This slower pace in the entry-level segment could skew the average sale prices, making it seem like prices are rising more than they actually are.

With the recent drop in borrowing costs and changes to mortgage rules, we’re hopeful that it will become easier for more families—especially first-time buyers—to consider homeownership. Hopefully, this will shift the spring market in the right direction.

As for the next Bank of Canada announcement on October 23, we’re expecting at least a 25-point drop in the rate, and maybe even 50 points. Fingers crossed!

It is a ‘public space dedicated to the spirit of courage, determination, and action that Terry Fox embodied...throughout the Marathon of Hope in 1980’.

August Market Stats Analysis

With August being a historically slow month for sales, and assumptions throughout the month about a potential rate increase in September compounding things, we saw some very interesting statistics throughout Toronto and the GTA last month. Thankfully, the Bank of Canada held the overnight rate, and now we can look ahead to what will likely be a more robust fall market as a result.

There area few stand out points to consider for August:
- The number of new listings increased year over year across the city. This was a combination of sellers trying to get on the market ahead of the rate announcement and the last spring market still trickling down to push sellers onto the market after purchasing late in the spring.
- Two areas that saw a huge increase in new listings year over year will likely continue to feel the affect on prices, well into the fall. Downtown condo market saw an increase of just over 40% and Durham almost 20%. Interestingly, the Beaches neighbourhood saw a decrease of almost 15% new listings.

- There was a moderate decrease of about 2.5% in prices across the city year over year, noting that August of 2022 was before the peak of the down market in 2022. Again, likely indictivie of some higher numbers coming out in previous months this year and buyers taking a small step back and sellers being eager to move inventory before September's Bank of Canada announcement.

- Finally, The GTA and Durham saw little change in the number of sales year over year, down 0.05% and 3.72% respectively, but the Beaches saw just over 46% more sales than the previous year.

So, not all neighbourhoods are experiencing the same effects of the market, and this is why it's important not to rely on just statistics. Dedicated, experienced and hands on professionals are what make the difference between information and knowledge.

In the current real estate market, we're seeing an interesting dynamic unfold. New listings are outpacing the number of sales, this is giving buyers more options and is therefore putting downward pressure on average sales prices. This is particularly evident in the condo market, where an increase in inventory has led to lower sales prices. If you've been thinking about getting into the condo market, now might be the perfect time. This window of opportunity won't last forever.

With the latest decrease in interest rates and the potential for further cuts, there is a possibility we might see a shift in the market this fall. However, our outlook suggests that while we may see more activity, it will likely be a gradual. We don't anticipate significant movement in prices until next spring once inventory has levelled out, which means the market will likely remain buyer-friendly or balanced until then.

It's important to note that the entry-level condo market is currently feeling the most pressure, which has a unique effect on average prices. As more top-end listings make up a larger portion of sales, the average price can appear skewed. This is why it's crucial to look beyond the statistics and consider all the factors at play. The average price might actually be a bit lower than it appears when factoring in the broader market dynamics.

For buyers, the current market conditions present a unique opportunity. We don't expect to be in this position for much longer, so now is the time to act. Eligible work includes: installation of a backwater valve; installation of a sump pump; severance and capping of a home’s storm sewer or external weeping tile connection. 4 Steps to Happier Houseplants

Spring isn’t only a time of renewal for us. As the days get longer, your houseplants are beginning to wake up from their winter dormancy. Now is the perfect time to give them the tender love and care they need to thrive all year long.

Follow these tips for happier houseplants:

1. Repot
This is the ideal time to give plants a bit of extra space to grow by repotting, allowing their roots to stretch out and absorb more fertilizer. If your plants still have room for growth, add some fresh soil to the top.

2. Prune
Most indoor plants take well to pruning. In fact, pruning often encourages new growth. To start, cut off any leaves that are yellow, bruised, or shrivelled. Next, cut off any stems that have grown long and leggy or have put out only small new growth. New stems should form in their place.

3. Fertilize
There’s nothing like a good dose of nutrients to get your plants going after their winter rest! Now is the time to restart your fertilizing routine to give your plants the nutrients they need to thrive.

4. Dust and Wash
Did you know dust accumulation on leaves prevents light absorption in plants? Give your plants a little spring bath by supporting the underside of the leaf with your palm, and wiping the surface with a damp paper towel or soft cloth. You can also put your plants in the bath and give them a shower with tepid water – just be sure not to overwater!

Every dollar raised goes directly to helping the more than 50,000 women and children who are served each year, by the shelters and support programs we fund. Since 1998, the Shelter Foundation has raised $41 million to-date and currently supports 200 local women’s shelters and national partners.

Year in Review 2023 & Looking Ahead to 2024!

Well, it’s been a year! For the first time in a long time our first response when it comes to Toronto Real Estate is not “it’s bonkers out there!”

For the most part we saw a general slowing of the market, which is not a bad thing. The rate in which prices were increasing and more so, the means by which some people felt compelled to go about buying a new home was becoming unsustainable and in some cases pretty risky.

We walked into 2023 with yet another rate hike of 25 basis points which proved to have the desired effect of cooling the housing market for the beginning of the spring. A rate hold in March and April had buyers jumping back in, resulting in a return to bidding wars and prices trending upwards. This put pressure on inflation and was cause for the Bank of Canada to raise rates twice more in June and July. These rate increases have proven to force many of us to watch our pennies a little closer.

The final 3 rate announcements of the year saw the BOC holding the prime rate at 5.25% These latest holds are positive news, it’s true we are all feeling the pinch, but it hasn’t had the same effect on the market as the previous holds had. There was certainly some hesitancy from both buyers and sellers toward the end of 2023, the question is will this climate end in pent up demand or continued trepidation?

There is much speculation as we ease into 2024. Many of these predictions depend on how the economy fairs going forward and the direct impact of inflation and interest rates.

We still haven't found that crystal ball but we do believe amid challenges, our city continues to showcase its enduring appeal, with a dynamic interplay of supply and demand.

At long last- SPRING has sprung! And while the sun is shining and the birds are chirping; you might be taking in the aftermath of great Canadian hibernation. There’s no doubt that throughout the cold winter months we tend to accumulate stuff; whether you’re ‘duvet shopping’, strolling a toasty mall or still grappling with your holiday loot. It’s been a long winter of stuffing things into the dark corners of closets, but now it’s time to start digging for your beloved pair of sandals, making room for your floppy beach hat and finding a resting place for that tired parka!

Whether you’re on team ‘Spring Clean Serenity’ or team ‘Do We Have To?’ there is SO much to be gained by a good old fashioned SPRING CLEAN, it’s Science!

According to researchers, clutter causes more than just a mess, it actually contributes to a significant amount of STRESS. A whopping 47% of North Americans report they are preoccupied by their house not being in order. Studies have shown that clutter causes your cortisol levels to spike, and it even results in decreased productivity at the office; the stress and anxiety of having a messy house is even said to stick with you throughout your time away from home. But the good news is it takes just a little bit of elbow grease and determination to get your nest back in order, and once you reach some level of organization, research suggests you're much less likely to fall back into bad habits. Once it exists, your brain is actually programmed to maintain the cleanliness. Game Changer!
